Where is the best place to form an LLC?
It’s best to form your LLC in the state where you’re doing business, which for most people is their home state.
For real estate investors, your LLC should be formed in the state where the property is located, as that is where you are legally conducting business.
How much does it cost to form an LLC?
In 2025, the average cost to file for an LLC is about $132. Most states charge between $50 and $150.

Expensive States to Form an LLC
Some states have higher LLC filing fees, like Alaska ($250), Massachusetts ($500), Tennessee ($300), and Texas ($300).
However, even if your state has high LLC fees, it may not be a good idea to form your LLC in another state. Doing so could cost you more. If you set up an LLC outside your state, you’ll need to register it as a Foreign LLC in your home state, doubling your fees.
LLC Annual Reports
Most states require LLCs to file and pay for an Annual Report (also called an Annual Fee). The average cost for an LLC Annual Report is $91. Most states charge between $50 and $100 per year.
States with No LLC Annual Reports
Some states, like Arizona, Idaho, Minnesota, Mississippi, Missouri, New Mexico, Ohio, South Carolina, and Texas, do not have an LLC Annual Fee (though they may still require a report).
States with Expensive Annual LLC Fees
Some states have high annual fees, such as California ($800), Delaware ($300), Maryland ($300), Massachusetts ($500), Nevada ($500), Tennessee ($300), and Washington D.C. ($300).
“Hidden” LLC Fees
Even if a state has low or no Annual Fee, there could be other costs. For example, in Connecticut, the Annual Report costs just $20 each year, but the Business Entity Tax is $250 every other year.

What is Registered Agent ?
Your LLC registered agent will accept legal documents and tax notices on your LLC’s behalf. You will list your registered agent when you file your LLC’s Articles of Organization.
If you or someone you know (like a friend or family member) acts as your LLC’s Registered Agent, there’s no extra cost. However, if you prefer to hire a professional service, Registered Agent fees typically range from $100 to $300 per year.
